1. “Why would I give away 50% of the profits?”

Because we take on 100% of the hard work to make the deal a success. From sourcing and due diligence to negotiations, design, licensing, and full project delivery—we handle everything. You get a hands-free investment with expert execution. It’s a true partnership were we share the risk, do the heavy lifting, and only win if you win.

2. “Can’t I just hire people and keep full ownership?”

You could, that’s why we offer the Portfolio Building Service as an alternative option. However, on top of having to appoint us, you’d still need to find the deals, navigate planning risk, manage multiple consultants, and keep everything moving. That takes time, experience, and proven systems. We’ve already built the full machine — deal sourcing, planning strategy, architectural delivery, compliance, and project oversight — and we bring it to every JV.

3. “What control will I have over decisions?”

You’ll have shared control on all major decisions through a clearly defined Joint Venture Agreement. We handle the day-to-day operations, while you’re kept in the loop on milestones, budgets, and key choices. It’s a true partnership — transparent, professional, and performance-driven.

4. “What skin do you have in the game?”

Our profit is entirely linked to the project’s success. We only make money when the project delivers. There are no hidden fees, markups, or consultancy charges for planning, design, or delivery. We take on the time, the risk, and the responsibility — right alongside your capital.

5. “What happens if the project goes over budget or misses targets?”

Every project includes a detailed financial model, with contingencies and timelines based on real-world experience. We control design, compliance, and delivery — which gives us tight cost control and fewer surprises. That said, any investment carries risk. Our job is to manage it actively — not react to it. And because we share the equity, our incentive is fully aligned with protecting your return.

6. “How are returns and equity documented?”

All terms are legally structured in a clear Joint Venture Agreement. This includes equity ownership, capital return order, profit splits, timelines, and decision rights. You’re protected, and the expectations are set before a penny is deployed.
