The property already had a rear extension and featured a front ramp and accessible bathroom from the previous owner, who used a wheelchair. Seeing this as an opportunity, our client aimed to make the whole property accessible and compliant with “design for all” standards, ensuring it was suitable for future tenants with mobility needs.

Keeping renovations simple and accessible

The plan was to create an HMO that was both accessible and practical without overhauling the entire property. This meant widening corridors, adjusting doorways to communal areas, and adding another ramp at the back to provide garden access. The goal was to complete the conversion with minimal disruption and cost while making the house comfortable and accessible.

Ensuring accessibility and tackling unexpected ventilation issues

During the renovation, we focused on making sure every space—from doorways to corridors—met accessibility standards. Adding a rear ramp for garden access was key to creating a fully accessible setup. Midway through, we discovered an improperly ventilated additional bathroom that needed fixing to prevent long-term issues. Resolving this on-site ensured the property was fully functional and met health and safety standards.
